The problem

Every US homeowner pays property tax on a value the county assigned to their home, and a lot of those values are too high. Research from the University of Chicago found that in most US counties, cheaper homes are assessed at a higher share of their value than expensive ones. The people paying too much are often the ones least able to fight it.

The appeal process is open to anyone, but it is slow, local and full of rules. Appeal firms will handle it for 25 to 50 percent of whatever you save. At that price, a home that is over-taxed by a few hundred dollars a year is left to fend for itself.

What Morganwell does

You type your address. Morganwell compares your assessment with similar homes nearby and with recent sales, and tells you for free whether you have a case, roughly what it is worth, and when the deadline is.

If you do, you get a filing-ready evidence packet: the comparable homes, the disclosures the county requires, and a step by step checklist. You file it yourself and keep all of the savings.

What is underneath

The county’s own records

Assessed values, building characteristics, sales and tax rates come straight from public county data. Nothing is scraped from listing sites, and every number in a packet can be traced back to its source.

Rules as data, one county at a time

Each jurisdiction has its own ratios, deadlines, caps and evidence standards. We encode them as versioned rules with the statute cited, so adding a county is new data and an adapter, not a rewrite.

Four independent tests

Is the home assessed above similar homes nearby? Above what comparable homes sold for? Above what the owner paid? Is it missing an exemption? Each test builds its own case.

It says no

If the gap is too small, the evidence too thin, or the ask would contradict the owner’s own sale price, Morganwell does not sell a packet. A weak appeal wastes the homeowner’s time and our credibility.
